Something for Everyone!

The Roanoke Valley offers a wide variety of housing opportunities centered around different pockets of geography and economy. Generally, each of these neighborhoods is in close proximity to major highway exchanges, schools, industry, hospitals, shopping and even to downtown Roanoke. We also enjoy one of the lowest crime rates of any area.

Whether you're looking for a home on large acreage, horse farm, land, a modern downtown apartment, a suburban palace, or a waterfront manor, its here in the Roanoke Valley. Surrounded by the beautiful Blue Ridge and Allegheny Mountains, homes are well built and affordable. With our low cost of living and competative home prices, it’s no wonder why the Roanoke Region of Virginia has been nationally recognized as one of the best places in the United States to live.

According to the Roanoke Valley Association of Realtors and National Association of Realtors, Roanoke’s average price for 2009, $188,855, was 11.5% lower than 2007, and ranks at 94% of the housing cost index, showing more stability than the national average. The 2009 average US home price of $217,300 was more than 18% lower than it was in 2007.

Whatever your priorities are, be it school systems, retirement living, community maintenance, second home, lake or luxury living, mountain views, privacy or convenience, there is a special property waiting here, just for you! Real Estate Tips
Short Sales >6. Who Pays My Agent When I Short Sell My Home?

Because a short sale usually comes about in a financially trying time, the standard realty fees can be a concern. But the homeowner need not worry about the financial strain of short selling his or her home.

When the lender agrees to the short sale, the real estate agent begins to market the home to potential buyers. At this point, the homeowner is only required to allow potential buyers view the home.

When the home is sold, the commissions are paid from the money the buyer places in escrow; therefore, because there is no equity in the house, the lender ultimately is the one paying the entire sales commission.

Since lenders are already losing money on the sale, it’s common for them to offer less than the average sales commission to the real estate agents involved.
